Tbilisi | Since 1930
Once a stage for legends. Now an address for the few.
Cinema City by Next brings together a restored Georgian Film Studio pavilion and a contemporary residential tower on David Aghmashenebeli Avenue.
A new heritage address
History continued, not replaced.
Cinema City revives the former main shooting pavilion of the Georgian Film Studio, a protected cultural heritage monument associated with nearly 80 years of Georgian filmmaking.
Designed and built between 1927 and 1930 by architect Mikheil Buzoghli, the pavilion stands as an example of Georgian Constructivism. The project gives that history a second life as the cultural heart of a new residential address.

Private residences
Five residence types within a limited collection.
The release covers studios, one-bedroom residences, terrace homes and larger maison layouts, with renovation included in the starting presale guidance.
Indicative presale pricing from supplied availability sheet. Final availability, floor, view, payment terms and contract pricing must be confirmed at enquiry stage.
Collectible real estate
Limited, culturally meaningful and impossible to repeat.
The value story is shaped by protected heritage, a limited number of residences, architectural identity, and a central cultural location. International landmark redevelopments have often traded at meaningful premiums, but Cinema City should be understood first through its own scarcity and Tbilisi context.

Cinema City sits along David Aghmashenebeli Avenue, close to theatre, music, architecture and public gardens. The address links the left and right banks of the Mtkvari River while placing residents within a layered urban district.
